What repairs are the Association responsible for?
The Association is only responsible for replacement of shingles, roof and flashing on roofs due to normal wear, tear and deterioration. The Owner is responsible for the maintenance and repair of the interior and exterior portions of their townhome, including the structural components, sidewalks, porches, concrete flatwork and utility facilities and shall keep their townhome in first-class condition and repair. The owner is solely responsible for repair and replacement caused by excessive wear and tear, storm/wind damage or neglect. When contracting for exterior repair work the homeowner is responsible to ensure that the contractor has current insurance. Prior to work being done, a copy of the insurance coverage should be obtained and submitted to the Association via Erickson Management, along with the contractor's name and work to be performed.
I plan on having work done to the exterior of my townhome. What is required?
Homeowners are required to submit an Architectural Request Form (found in Forms section) along with a current Certificate of Insurance from the contractor naming to the board prior to any work being done. What are the requirements related to pet clean-up?
The Village of Mokena ordinance requires pet owners to immediately remove their pets’ excrement from any public or private property within the Village limits. The ordinance also prohibits the owner of an animal from allowing excrement to accumulate on their own property to the extent that it would create a public nuisance.
What are the parking restrictions?
It is against the Village of Mokena code to block the sidewalk with vehicles parked in your driveway.
Winter Parking - The Village of Mokena ordinances state that it is unlawful to park any vehicle on a Village street at any time the snowfall exceeds a 2 inch depth. This parking restriction is in effect until snow plowing operations are completed. This applies to all streets and cul-de-sacs within Boulder Ridge South.
According to the Mokena Village Code, it is unlawful to park a truck with an Illinois License Plate Classification higher than “B” (or out of state equivalent) or of a height of 90” or more on ANY residential street.
Permitted vehicles include passenger-type automobiles and vans, pick-up trucks without markings or equipment stored on the exterior of the vehicle. Motorbikes and motorcycles are permitted that are licensed as required by the State of Illinois to drive on public streets.
Any vehicle with commercial plates, business markings or equipment on its exterior shall be considered a commercial vehicle and may not be parked in driveways or on the street overnight but must be parked in the garage.
Boats, campers, snowmobiles and other recreational vehicles may not be parked on the street overnight or in driveways but must be stored in the garage. Parking of any vehicle on the street should not be done in such a way as to obstruct traffic.
