As directed in the BRS Covenants (Section XV) the Architectural Review Committee is established for the purpose of reviewing and approving exterior alterations to townhouse structures. Exterior alterations include but are not limited to decks, patios, sidewalks, driveways, landscaping, spas, hot tubs, doors, windows, awnings, chimney and roof vents, sump pump and downspout drains. All exterior work requires and approved ARC Form.
A Village of Mokena building permit must be obtained, when required, and submitted to ARC prior to construction start.
All contractors performing exterior work within the community must present the Association with a certificate of insurance for property damage, liability and workmen’s compensation which also names BRSTHA as an additional insured and loss payee.
The Architectural Review Committee (ARC) has 30 days to review and respond to the homeowner from the date all documents, that are required for review, have been received.
Prior written approval must be obtained for the all exterior changes or improvements including, but not limited to:
Decks, Patios, Sidewalks and Driveways
Landscaping
Spas, hot tubs
Doors, Windows and Awnings
Chimneys and Roof Vents
Sump pump Drains and Downspout
The following must be submitted to the ARC for review and approval of any exterior architectural changes:
ARC Request Form (obtained from management company or download ARC FORM from BRSTHA website).
Plans and specifications
Survey of property with improvement located on survey
Color samples of materials to be used.
Upon approval by the ARC, the homeowner must then secure a building permit from the Village of Mokena, if it is required, and submit a copy of the building permit to the ARC prior to beginning any work.
