Common Area and Landscaping

BRSTHA Responsibilities

Maintain, repair, replace and manage the Common Area and all facilities, detention and retention areas and improvements thereon, including:

• Snow removal of walks and driveways and private roads in excess of 2”
• Repairs and sealing of private roads, shared asphalt drive approaches and parking areas
• Street lighting
• Underground utilities in the Common Area
• Lawn care and landscape maintenance including watering and fertilizing of common areas
• Weed control in lawns
• Care of trees & shrubs in common area
• Sprinkler system
• Pond maintenance

Homeowner Responsibilities

• Snow removal when less than 2”
• Replacement/care of plants and shrubs within townhome plat and/or those planted by homeowner
• Maintain mulch in non-common areas with approved mulching materials
• Water landscaped areas of townhome that the sprinkler system cannot reach

NOTE: Prior to planting trees, bushes or plants in common areas, approval in writing must be obtained from the Board of Directors. All maintenance, treatment and replacement of approved plantings become the sole responsibility of the Homeowner.
