BRSTHA responsibility is limited to normal wear and tear deterioration of the listed townhome structure. Replacement and maintenance will be performed as needed and as determined by the BRSTHA Board of Directors, per the Governing Documents.
- Shingles, roofs and flashing
- Gutters, downspouts and shutters
- Painting and caulking of siding
- Tuck-pointing of exterior walls
- Replacement of grass and shrubs in common area
- Replacement of trees in the common area, not added as part of a tree planting program or a homeowner planted tree that was approved by the Architectural Review Committee

Maintenance, repair and general upkeep of home including repair or replacement of exterior light fixtures attached to Townhome, electric outlets, water sillcocks, window and/or door glass or screen, doors, door jams, thresholds, window frames or operating parts of doors, windows and garage doors. (Contact the Architecture Committee for description of materials and colors approved for use in architectural changes.)
- Structural and/or waterproofing, repair, replacement and/or care of foundations, basement walls and floors.
- Watering of landscaped areas of Townhome that the sprinkler system does not reach
- Cleaning of doors and windows
- General cleaning and debris removal
- Any care whatsoever to improvements and or modifications made by the homeowner
- Windows, window frames, screens and skylights
- Doors, door jams, and stoops
- Garage doors
- Exhaust ducts (dryer, bath & kitchen)
- Chimneys and exterior fireplace/flue parts
- Patios and decks
- Exterior lighting fixtures
- Walks and driveways
- Party (common) walls
- Foundation cracks and flooding
- Air conditioning units
- Shingle, roof and siding repair due to damage, and acts of God
- Workmanship or construction defects from the developer
- Extermination of any kind including removal of nests or animals from gutters, soffits, exhaust ducts, underground utilities, etc.
- Service contractors hired by the Homeowner to perform work should be licensed, bonded and insured. Additionally, all contractor work requires an approved ARC form with all required supporting documents, including a certificate of insurance naming BRSTHA as an additional insured and loss payee, before any work can begin.
¹ The foregoing services provided by the Association with respect to the outdoor (exterior) portion of a Townhome are limited to normal wear, tear and deterioration. The Association is not responsible for repairs due to damage from storms, ice, lightning, flooding, wind, acts of God, vandalism, terrorist acts, negligence, and workmanship or construction defects from the developer. ² The Homeowner is solely responsible for repairs and replacement caused by excessive wear and tear or neglect, and acts of God (e.g.; storms, wind, lightning, flooding, tornadoes, downed electrical lines, fire, misuse, neglect or other hazard, including ice damming and windblown shingles/siding). In the case of any damages to a structure or landscaping caused by the reason of willful, negligent act or omission of a Homeowner or his guest, agent, servant, tenant, pet, etc. will be the responsibility of the Homeowner. In the event of storm damage, the Homeowner may wish to contact the management company for assistance in locating a suitable contractor to perform repair work and provide information on building material specifications. Any repairs or replacements by the Homeowner must conform to the original building specifications (style, color, material, etc.).
