You may not encroach on your neighbor's property or the Common Area. If an inadvertent encroachment exists as a result of construction, repair, reconstruction or settlement, then a valid mutual easement shall exist in favor of the Association and the respective owner.
Proper drainage materials must be used when changing or improving any sump pumps or downspouts. Drainpipe must be directed away from plant material. Water may not be directed onto another homeowner’s property. ARC approval is required for all drainage modifications or repairs.
